Showing is the key component of selling your house, you only have one opportunity to make a great impression, you want to make it count. Using effective strategies to make your property more appealing and reduce the selling time. 

 

  • Remove the clutter beforehand 

Messiness is not a great selling point. Clean spaces make each room in your property look bigger. Do a room by room cleaning before showing, you want your property to be presentable. Clean or replace your carpets if yours are worn. One of the key factors that influence a buyer's decision on buying a property is the cleanliness. 

 

  • Spend a few hours on repair, make sure everything works properly.

Squeaky steps or loose doorknobs can reduce the value of your property. The few hours of inspection and fixing can create a significant difference in the final offer. 

 

  • Clean exterior is the first impression you want. 

How your property looks from the outside is the first obvious factor the buyer looks at. Clean driveway, freshly mowed lawn, spotless window, and well-painted wall will make a great first impression. Especially if the property’s exterior looks like it needs work on the painting, the buyers will instantly form an unfavorable impression. 

 

  • Schedule the showing 

Before an agent brings potential buyers to your property for showing, we will contact you to schedule an appointment. Any special instructions you provided regarding the property will be listed in the file and the showing agent will be informed beforehand. After the appointment is confirmed by you, the showing can be successfully scheduled. For vacant properties, it will benefit all parties if our office has a copy of the key. It allows more flexibility for us to show the property so you don’t miss any potential buyers. Less hustle on your side as well. We will notify you if any change or cancellation of showing occurred, we respect your time.

 

  • Privacy

It is ideal there are fewer people around during showing, so the buyers can walk around and discuss the property freely with our sales agents. We may schedule a preview of your property before listing it on the market, so our team can familiarize themselves with your property and therefore provide a more personalized marketing presentation of your property to the buyers.
